Apartment turns in Lake Oswego, Milwaukie and Happy Valley
We’re based in downtown Portland and work in Lake Oswego, Milwaukie and Happy Valley.
Work in occupied units
We can do appliance and cadet heater work with tenants in place. Bath surround resurfacing needs them out of the unit for about 24 hours. If the unit’s occupied, say so on the form. If it’s vacant, send us what needs doing and we’ll price the turn from the walk.
Renovations and the rest
Unit renovations are on the list, scoped to your rent band. So are common-area refreshes and pool decommissions.

Recent work in Clackamas County
- Lake Oswego, 2026. A rental house between tenants. We painted the interior and replaced the outdated wall heaters. The bathroom got a white shaker vanity with a Formica top and white tile to the ceiling around the shower, and new flooring went in where the carpet came out.
- Happy Valley, 2026. We painted an apartment unit, doors included, and fixed a slow-filling toilet. We also replaced the range hood, drip pans, blind slats and shower rod, strapped the water heater for earthquakes, and put in smoke and CO detectors.
- Wilsonville. Turns at a 15-unit community built in 2015, with patching, painting and new light fixtures. We also dried out one unit after water damage.
